How to Grow a Window Cleaning Business From One Van to Five

The step from one van to two is harder than the step from two to five. Here's the operational and mental playbook that separates cleaners who scale from cleaners who plateau.

Almost every window cleaning business stalls at one van. Not because there isn't demand — there always is — but because the owner is also the operator, the salesperson, the router, the invoicer, and the complaints department. Scaling is a series of deliberate handovers. Here's the sequence that works.

Stage 1 — One van, full round (£60–£100k turnover)

Your job here is documentation, not growth. Every route, every customer note, every access quirk, every price — written down. If it's only in your head, you cannot hand it over. Use a proper CRM from day one, even when you don't 'need' it.

Stage 2 — The first employee (the hardest step)

Do not hire another cleaner first. Hire an apprentice or a general helper, ride with them for 4 weeks, and hand them the easiest half of your round. Your job on van 1 for those first months is (a) supervise and (b) sell.

Common failure mode

Owners hire a 'self-employed subbie' to do 100% of a round on day one. It works for 3 months, then the subbie takes the round with them. Employ, don't sub, if you want to scale.

Stage 3 — Two full vans (£150–£220k)

At this stage your income actually dips because you're paying wages and still on the poles part-time. This is where most cleaners quit and go back to solo. Push through by (a) raising prices 8–10% on the existing round and (b) turning on paid lead-gen properly for the first time.

Stage 4 — Hire an office / ops person (£220–£350k)

First non-cleaning hire. Part-time is fine. They answer the phone, chase invoices, book quotes, and run the CRM. This single hire buys back 15 hours of your week — reinvest all of it into sales and hiring.

Stage 5 — Five vans (£450k+)

You are no longer a window cleaner. You are the CEO of a small services business. Your job is: hire, train, and price. If you're still routing manually or chasing invoices personally, you're the bottleneck.
